In this project, we provided comprehensive support for the construction of M. YAMANO TOWER in Yoyogi, Tokyo for Yamano Gakuen, a leading beauty school, including not only the construction management of the skyscraper tower building, but also the negotiation of the neighboring land and the government.
 
Client's request
 
Yamano Gakuen owned 11 buildings, including school buildings, in the Yoyogi area of Tokyo, but they were aging and most of them did not have sufficient earthquake resistance. Therefore, it was necessary to consolidate the dispersed buildings and construct new, safe and comfortable school buildings.
 
In addition to rebuilding the school buildings, the client also wanted to secure rental income in order to stabilize the school management in the future, as the birthrate is expected to decline and the population to age. Considering the client's requirements, we aimed to construct a tower building with a floor area of 10,000 tsubo and a height of 100 meters, with the lower part as a school and the upper part as a high-class rental apartment.
 
Index Consulting's Solution
 
Due to the original shape of the site and the road access ratio, it was not possible to build the high-rise building that we had initially envisioned.
 
For the neighborhood countermeasure, which was the most difficult issue, we held a briefing session and negotiated. We had planned to build a skyscraper tower building, but some of the neighbors did not want a large-scale building. 
 
To solve this issue, we decided to buy two houses adjacent to the school building site to expand the site area. In essence, it was an eviction negotiation. By doing so, we were able to increase the road access ratio and take advantage of the comprehensive design system. Index Consulting was responsible for the actual purchase negotiations.
