International Christian University Shinnyu2 Dormitory
Based on the campus grand design of International Christian University (ICU), which Index Consulting helped to formulate, I provided consistent support as project manager for the planning of a new student dormitory to accommodate 320 dormitory students, selection of a design office and construction company, and construction management during construction.
Client's request
ICU has a student dormitory on campus for students who come from Japan and abroad to study. However, the building was 50-60 years old and was losing its competitiveness as an amenity facility in attracting students from Japan and abroad.
With the declining birthrate making university management increasingly difficult, the client wanted to build a new student dormitory, one of ICU's most attractive features, within a limited budget and time frame, to optimize the lifecycle cost of the completed dormitory, including maintenance and management costs, and to minimize the impact on education when rebuilding.
Index Consulting's Solution
Our first task was to set up a forum to discuss what kind of student life the client wanted to provide and what kind of student dormitory should be built at the University Education Dormitory Study Committee, and to compile opinions. We then organized the requirements, drew up a basic construction plan to realize the requests, formulated a management and operation plan to optimize the life cycle cost, and drew up a business plan. As a method to optimize costs, we implemented a proposal-based bidding process using a design-build lump-sum order system that utilizes the design and construction know-how of construction companies. We were able to meet the schedule and costs as planned. Even now, many of the students who have entered the dormitory are highly satisfied with the project.
