International Christian University New Gymnasium

Based on the campus grand design that Index Consulting assisted in developing, we provided advice on planning for the construction of ICU's new gymnasium, selected a design firm and construction company, and evaluated business proposals in the bidding process.
 
Client's request

ICU places great importance on health and physical education in its liberal arts education, and it is a compulsory subject. The development of the physical education facility was important for its significance as a place of education and as the new face of ICU, located at the entrance to the campus. The gymnasium, which was built when the number of students was small, was too small for the current number of students, so the client wanted to build a new gymnasium that would realize ICU's philosophy within a limited budget based on the campus grand design.
 
Index Consulting's Solution

We assisted the client in organizing the requirements for the new gymnasium, formulating the basic plan, proposing the ordering method, selecting the contractor, and in the design and construction phases. In order to ensure business feasibility, design, and functionality, the joint venture of Kengo Kuma Architects and Nippon Design, which was in charge of the campus grand design, conducted the basic design of the new gymnasium. At the basic design stage, a design utilizing a wooden structure was proposed, and Index Consulting provided the client with data comparing the cost and fire resistance of a reinforced concrete (RC) structure. In addition, we proposed the use of the subsidy for the Ministry of Land, Infrastructure, Transport and Tourism's "Sustainable Building Leading Project (Wood Leading Type).
 
Furthermore, during the selection of the contractor, we supported the evaluation of the contractor's proposal not only in terms of cost reduction proposal but also in terms of construction schedule, construction plan, management capability, and environmental response, and also contributed to the decision-making process of the Board of Directors and internal stakeholders by utilizing the expertise, independence, and neutrality of Index Consulting.
In the end, we were able to construct the new gymnasium within the budget, including subsidies. In particular, our easy-to-understand evaluation of the comparison between wood structure and RC structure and the professional proposal of the builder was highly appreciated by the ICU people.
