For example, in recent years, in addition to the increasing complexity of social issues and demands, transparency and accountability for cost, construction schedule, and quality are strongly demanded in construction projects. Support for business plan formulation
At the conception and planning stage of a construction project, we propose business plans and project promotion strategies to maximize the profits. First, we clarify the issues, achieve a common understanding of the project goals and direction, and design the best methods and processes to solve the unique issues.
In formulating the business plan, we conduct a feasibility study to evaluate the business potential and determine whether the project is feasible and optimal, by examining the appropriateness and profitability of the planned project from various angles.

Programming optimization
No matter how much cost reduction is attempted at the ordering stage of new or renovation work, if the original requirements are not properly set, additional work will be required, and the cost performance won’t improve. Therefore, our consulting team participates from the planning stage and works with the client to determine the requirements for the facility. Schedule, cost, facility scale, design specifications, construction quality, appearance, etc. are thoroughly discussed and reviewed. From a management perspective, we clarify the results and targets required for the project to be successful and optimize the programming.

Planning of optimal ordering strategy
In recent years, bidding and contracting methods for construction projects have become more and more diverse, and it is important to adopt the methods that best suit the objectives and conditions of each project.
Currently, the most common method of procuring construction is to separate the design and construction companies, but this is not the only way. For all types of facilities, including public facilities, educational facilities, and medical facilities, Index Group has adopted a variety of procuring methods, including the design-build method and the CM method (*at-risk type and pure type), without being bound by conventional methods.
Under the client's initiative, our consulting team supports the strategic planning and selection of contractors that maximize results at a reasonable cost. Considering the objectives of the project and the structure of the client, we propose an optimal procuring method that maximizes the capabilities of the design and construction companies.
*The "at-risk" type is a method of ordering construction managers to provide not only construction management (CM) services but also construction contracting. Normally, the actual cost production method is used with explicitly stated subcontractors. The pure type, on the other hand, is a method in which the construction manager acts as the client's agent and develops CM work only. -
