International Christian University Campus Facility Management Optimization

This project supported the optimization of the facilities management business at International Christian University (ICU) by strengthening the facilities management system and reviewing the contents of outsourcing and outsourcing costs in order to optimize the management of campus facilities.
 
Client's request.

In order to provide a safe and secure environment for students to engage in educational activities on the vast campus, ICU needed an ordering and management system that would allow for more efficient and appropriate management of the wide range of tasks involved in the day-to-day management, maintenance and repair of educational facilities.

By confirming and analyzing the specifications and actual results of outsourced management contracts related to facilities, we promoted the centralization of information and visualization so that the overall picture can be overlooked. In particular, we reviewed the journal entries and specifications for regular and irregular work, reviewed the management system, and supported the selection of a general management company.
Index Consulting proposed, compared, and verified multiple proposals for the management and operation system, prepared the necessary conditional documents and bidding documents, held discussions with candidate contractors, and verified the appropriateness of the quotations and proposal documents. At the time of the transition of the management and operation system, we supported the coordination between the parties involved to ensure that the handover of operations from the old management company to the new general management company would be smooth and would not interfere with school operations. Ultimately, the project contributed to improving the efficiency of facility management operations and reducing costs that were difficult to see.
