Project management services for interior design work
Index Group provides management services for renovation and relocation projects, mainly for offices, but also for healthcare facilities, educational facilities, and public facilities, from conceptual planning stages to completion of construction.
As an independent project management company, we do not engage in any contracting work such as interior decoration, but rather promote the project from a neutral standpoint, giving priority to the client's interests.At the planning stage of a renovation or relocation project, we clarify the issues to be addressed, create a common understanding of the goals and direction of the project, establish a target budget and schedule, and assist in selecting a design company. From the planning stage, together with the selected design company and the client, we organize the necessary requirements and constraints regarding schedule, cost, layout, design, functionality, and comfort. From a management point of view, we clarify the required results and targets for the project and optimize the programming. Although the lump-sum procuring method is commonly used for interior decoration work, we consider the most appropriate method for each project, such as the separate procuring method, to apply the principle of cost competition.
When procuring from construction companies in bulk, costs tend to remain high, but by bidding and procuring separately for each work, a competitive environment can be created, which enables direct price negotiations with each construction company, resulting in cost reduction.
The unit prices of the quotations submitted by bidders are efficiently and accurately scrutinized against our vast database. In VE (value engineering), we check for unreasonable, wasteful, or excessive parts in the design and specifications, and proactively propose alternatives that lead to cost reduction.
After optimizing costs by reviewing procuring methods, VE, and examining quotations, we make final adjustments and consultations regarding improvements in functions and specifications to achieve the best balance between the client's requirements and the target budget.
